Real Estate as a Service (REaaP) – A purchasing model for buyers.
Object as a Project (OaaP) – A selling model for property sellers.
We serve clients in Serbia, Hungary, Greece, Montenegro, Bosnia and Herzegovina, the EU, China, India, Vietnam, and the Russian Federation. This Privacy Policy complies with:

Within a frame of this document the service provider is a registered entrepreneur, defined with the requisites in the bottom of the document, and providing the services, obtained by parties of deals / projects.
The service provider is executing the brokerage functions for contacting parties of the deals with the purpose of organizing and making profitable deals between contacted parties.
The service provider does all their best to provide all necessary conditions for making profitable deals between parties of deals.
“Deals”, “projects”, “deal”, “project” are similar definitions within a frame of this document and hereinafter called as “deal” or “deals”.
The service provider assembles sets of services and works within certain deals and coordinates the parties of deals. All certain services and works within frameworks of certain deals are fulfilled by the certain providers of services and works.
The legal responsibility for the quality and results of certain services and works is laid on the certain services and works providers.
The service provider is not responsible for actions or inactions of the parties of deals to each other.
The service provider is not responsible for the quality and safety of services and products, provided and delivered by the parties of deals to each other.
The service provider is not responsible for probable loss and damages, which can be made by the parties of deals to each other.
The service provider is not responsible for the quality of prefabricated buildings, delivered materials and equipment, transportation and logistics services, construction works, architectural design works, legal servicing works - including construction permit obtaining and utility grid connecting, engineering project management works.
The service provider is not responsible for the quality, technical characteristics, title of the land plot site, which is an element of a certain deal, as well as for actions of the seller and third parties.
The service provider is not responsible for delaying of works, suspending of services and works and violating of deadlines by certain providers of services and works and / or certain deliverers.
The service provider is not responsible for delaying payments between the parties of deals, including delaying, suspending, reducing payments and other violations.
Obligations of parties of deals:
The parties of deals are obliged to check all results of all services and their quality during consuming those services and on the final stage of servicing.
The parties of deals are obliged to check all documents, which should be prepared and signed during consuming services and on the final stage of servicing.
The parties of deals are obliged to check a real estate facility title and provide all necessary due-diligence procedures before the real estate / land plot purchasing deal.
The parties of deals are obliged to provide technical examination of purchased land plots and other real estate facilities which should be connected to the utility grid, before the connection and application process and before the process of purchasing a certain real estate facility.
The parties of deals are obliged to use safe payment methods, such as letter of credit and escrow account to avoid financial risks.
In any case the financial responsibility of the service provider is limited by the fees and margin profit, directly obtained by him from a certain deal.

Юридическая ответственность за качество и результаты определенных услуг и работ возлагается на соответствующих поставщиков услуг и работ.
Поставщик услуг не несет ответственности за действия или бездействие сторон сделок по отношению друг к другу.
Поставщик услуг не несет ответственности за качество и безопасность услуг и товаров, предоставляемых и поставляемых сторонами сделок друг другу.
Поставщик услуг не несет ответственности за возможные убытки и ущерб, которые могут быть нанесены сторонами сделок друг другу.
Поставщик услуг не несет ответственности за качество сборных зданий, поставляемых материалов и оборудования, транспортно-логистических услуг, строительных работ, архитектурно-проектных работ, юридических услуг, включая получение разрешений на строительство и подключение к инженерным сетям, работ по управлению инженерными проектами.
Поставщик услуг не несет ответственности за качество, технические характеристики, право собственности на земельный участок, являющийся предметом конкретной сделки, а также за действия продавца и третьих лиц.
Поставщик услуг не несет ответственности за задержку выполнения работ, приостановку оказания услуг и работ, а также за нарушение сроков выполнения отдельными поставщиками услуг и работ и/или отдельными исполнителями.
Поставщик услуг не несет ответственности за задержку платежей между сторонами сделок, включая задержку, приостановку, сокращение платежей и другие нарушения.
Обязанности сторон сделок:
Стороны сделок обязаны проверять все результаты оказания услуг и их качество в процессе их использования и на заключительном этапе обслуживания.
Стороны сделок обязаны проверять все документы, которые должны быть подготовлены и подписаны в процессе использования услуг и на заключительном этапе обслуживания.
Стороны сделок обязаны проверить право собственности на объект недвижимости и провести все необходимые процедуры комплексной проверки (due diligence) до заключения сделки купли-продажи недвижимости/земельного участка.
Стороны сделок обязаны провести техническое обследование приобретаемых земельных участков и других объектов недвижимости, подлежащих подключению к инженерным сетям, до момента подключения и подачи заявки, а также до момента приобретения конкретного объекта недвижимости.
Стороны сделок обязаны использовать безопасные способы оплаты, такие как аккредитив и эскроу-счет, для предотвращения финансовых рисков.
В любом случае финансовая ответственность поставщика услуг ограничивается комиссией и маржинальной прибылью, непосредственно полученной им от конкретной сделки.
